Concrete Grinding is a process used to smooth and prepare concrete surfaces by removing imperfections and irregularities. This involves the use of specialized grinding machines equipped with diamond-segmented abrasives. The grinding process typically consists of multiple stages, starting with a coarse grit to remove larger imperfections, and progressively using finer grits to achieve a smoother surface. Concrete grinding is essential for various reasons:
•Surface Preparation: Before any concrete can be polished, the substrate must be properly prepared. Ace/Avant uses mechanical grinding to remove old coatings, adhesives, and contaminants that could compromise the finish. We also test for moisture vapor emissions to prevent issues like delamination or ghosting.
In environments with high vapor pressure or poor vapor barriers, we may apply a moisture mitigation system prior to densification and polishing. This step ensures long-term adhesion, protects your investment, and avoids common failures in polished floors
•Leveling Uneven Floors: It corrects uneven surfaces, ensuring that the floor is level and suitable for further finishing.
•Exposing Aggregate: For decorative concrete applications, grinding can expose the aggregate within the concrete, creating a unique and aesthetically pleasing finish.
•Improving Adhesion: By roughening the surface, grinding enhances the adhesion of sealants, coatings, or overlays applied to the concrete.
The grinding process is critical in preparing the concrete surface for subsequent polishing, ensuring that the floor is free of defects and ready for a high-quality finish.
Concrete Polishing is a multi-step process that transforms a concrete surface into a smooth, high-gloss finish. Polishing involves the use of progressively finer diamond polishing pads to achieve the desired level of shine and smoothness. The process not only enhances the appearance of the concrete but also improves its durability and ease of maintenance. Key aspects of concrete polishing include:
•Surface Refinement: Polishing begins with a coarse grind to remove any remaining imperfections from the grinding process, followed by finer grits to achieve a smooth surface.
•Densifying: A densifier is applied to the concrete to harden the surface, filling in pores and increasing the concrete’s density and durability.
•Polishing Pads: Specialized polishing pads with increasingly finer grits are used to achieve the desired level of sheen, from a matte finish to a mirror-like gloss.
•Sealing: Once polished, the concrete is sealed to protect it from stains, moisture, and wear, ensuring a long-lasting and low-maintenance floor.
Ace Avant offers the Troika Polishing System – a 3-head Planetary Attachment that attaches to a skid steer. With the Troika system, up to 10,000 square feet of open floor can be polished to completion in a single day per machine. This system achieves walk-behind quality with the added speed of three heads, making it ideal for large, open areas. The Troika System is best suited for open floors greater than 10,000 square feet. With 3 machines we can produce 30,000 square feet high quality polishing per day. This method ensures uniformity and consistency in the polish, providing a sleek and professional finish suitable for commercial and industrial applications.
Power Trowel Polishing is a cost-saving system. When used alone, it is ideal for a simplified system where extremely flat, well-placed floors can attain a good polish. This system often takes the same time as several walk-behind machines, working to attain the same class of aggregate and appearance of polish. Power Trowel Polishing is particularly effective for large-scale projects where efficiency and time-saving are critical. The system can quickly cover expansive areas, making it perfect for warehouses, factories, and other large facilities that require a durable and attractive flooring solution.
In many instances, walk-behind polishers are the only option. We offer both wet and dry grinding, as well as electric or propane options with these machines. These are best suited for office/retail buildings and upfit projects. Walk-behind polishers provide flexibility and precision, making them ideal for detailed work and smaller areas that require a high level of finish. This method allows for greater control over the grinding and polishing process, ensuring that every inch of the floor meets the standards of quality.
No matter which polishing system is used—Troika, Power Trowel, or Walk-Behind—we offer multiple finish levels to match your project’s visual and performance goals.
▪ Satin Finish (Matte)
Low-gloss and non-reflective. Perfect for industrial floors, offices, or areas where reduced glare is preferred.
▪ Semi-Gloss Finish
Balanced shine is ideal for retail, education, or institutional spaces where aesthetics and performance meet.
▪ High-Gloss Finish
Maximum reflectivity for clean, modern visual appeal. Often used in showrooms, lobbies, and upscale commercial interiors.
▪ Aggregate Exposure Options
We can customize how much stone is visible:
• Cream Finish – smooth surface with little to no aggregate
• Salt-and-Pepper – fine aggregate exposed for a speckled look
• Full Aggregate Exposure – large stones fully revealed for bold contrast
These finishes are achieved through precise sequencing of grinding, densification, and polishing, giving you full control over the final look and function of your floor.
This high-traffic furniture showroom needed a flooring solution that was both durable and visually impressive. The existing concrete surface was dull, uneven, and stained—creating a poor reflection of the brand’s aesthetic. Our team stepped in to completely transform the space with professional concrete grinding and polishing.
Whether you’re reviving an older space or finishing a new retail buildout, polished concrete delivers performance and presentation in one system.
Retailers, manufacturing plants, and warehouse facilities are choosing polished concrete as a finished flooring option because of its competitive advantages and aesthetic value. Some of the key benefits include:
Cost Saving
Traditional floor-covering materials are eliminated when the existing concrete slab is polished.
Light Reflectivity Properties
Building owners, architects, and designers select polished concrete as it decreases the need for interior lighting, as well as projects a clean, professional image.
Extremely Low Life-Cycle Cost
Annual maintenance costs and life cycle costs are typically a fraction of traditional floorcoverings or epoxy resinous floor coatings.
Less Affected by Moisture Vapor Transmission Problems
A polished concrete floor will allow concrete slab moisture to transmit and “breathe”. Virtually all other floor coverings, flooring adhesives, and resinous floor coatings are extremely sensitive and have strict moisture limitations.
Polished concrete is known for its low maintenance—but regular upkeep keeps it looking its best.
We recommend:
Daily dust mopping to remove debris and grit
Periodic damp mopping with a neutral pH cleaner
Avoiding acidic or harsh cleaners that can dull the finish
Re-polishing or applying a burnish guard as needed for high-traffic areas
Compared to traditional floor coverings, maintenance is minimal, saving building owners time and long-term costs
Tailored grinding and polishing systems built to match the demands of your space—engineered for strength, consistency, and lasting results
Heavy-duty coatings engineered for harsh industrial environments. Designed to resist abrasion, impacts, and chemical exposure in manufacturing spaces.
Polished concrete adds a sleek, professional look to lobbies, hallways, and collaborative spaces while requiring minimal upkeep over time.
High-gloss finishes enhance lighting and presentation while withstanding heavy foot traffic, carts, and cleaning cycles.
Polished floors reduce dust, improve light reflectivity, and resist wear from forklifts, pallets, and constant movement.
Durable, cost-effective floors for hallways, cafeterias, and multipurpose areas—resistant to staining, scuffing, and moisture.
Polished concrete creates a reflective, easy-to-clean surface that resists oil, grease, and tire wear—perfect for dealerships and garages.
Slip-resistant and visually appealing, polished concrete works well in dining areas, kitchens, and high-traffic public zones.
Hygienic, seamless surfaces that support cleanliness, mobility, and easy maintenance in clinical environments.
